Overall Purpose 

To ensure the effective delivery of the repairs service through directly employed operatives and subcontractors. This will require you to manage a team of site supervisors to implement company procedures to ensure highest levels of performance are attained, whilst ensuring the health and safety of all staff, subcontractors and residents.

Key Tasks/Activities/Responsibilities 

  • Monitor and manage operative / subcontractor performance, to ensure appointments are kept and repairs are completed first time and ensuring high levels of customer satisfaction
  • Monitor and manage mobile working to ensure effective deployment of resource
  • Monitor and manage material usage and van stock policy to ensure minimal lost time and wastage
  • Promote healthy and safe working environment through effective implementation of company procedures
  • Monitor and manage the performance of the contract and ensure Key Performance Indicators are achieved, particularly in relation to quality of works and customer satisfaction
  • To develop an effective working relationship with clients to promote collaborative working, and exceed operational and business expectations
  • Manage a team of Supervisors, Operatives and Subcontractors to ensure effective delivery of service
  • Responsible for ensuring all training requirements are identified and delivered
  • Monitor and manage weekly, fortnightly and monthly safety inspections, site inspections and van inspections
  • Responsible for management and motivation of staff and contractors
  • Liaise and develop relationships with the client’s representatives and resident groups, and attend client meetings as and when required
  • Provide technical support to administration team
  • Responsible for the employment of directly employed operatives, temporary operatives and subcontractors
  • Manage specialist work streams including roofing / scaffolding, damp, timber and condensation treatment, pest control
  • Monitor and manage fleet locally to ensure fuel efficiency maximised and usage of company vehicles solely for company business
  • Dealing with resident queries, both on site and at the housing office
  • Ensuring works are completed on time and to a high quality standard
  • Specifying of voids, checking the void and presenting the orders to the housing offices

  • Organising operatives, assist in planning appointments in conjunction with the call centre

  • To comply with Health and Safety legislation
  • To wear Personal protective equipment which is supplied and be responsible for yourself and others
  • Must be able to submit presentable and accurate paperwork including PDA data base information as per requirements of the contract to establish works carried out and coding costing information to be obtained
  • Working as an integral team member as well as a mentor and coach to apprentices and colleagues
  • Accepting jobs in any area required within the contract by your line manager, Contract Manager and Divisional Manager
  • Carrying out the necessary Health and Safety risk assessments when on site
  • Supports the identification of ways to reduce cost
  • Work in any location throughout the town/city and work may vary from location to location, if required
  • Must be prepared to comply with all company policies and procedures
  • Must be prepared to work at heights using ladders, scaffolding and work in confined spaces and in a variety of work conditions that may prevail at that time
  • Must be prepared to undertake any additional training associated with the specific requirements of the trade, as well as training in Diversity and Inclusion
  • Attend pre-inspections where necessary and submit reports within 48hrs for standard orders and within 24hrs for complaints/emergencies
  • Delivering Toolbox talks and updating the centralised spreadsheet accordingly while keeping the signed attendance sheets stored in the system
  • To act responsibly and be diligent in carrying out those duties
  • Follow and support policies, procedures, initiatives and work instructions related to sustainability improvement and environmental compliance
